Lettings Negotiator

This leading Property Organisation in Dublin 2 are seeking a Lettings Negotiator to join their busy and expanding team dealing with a large portfolio of residential properties around Dublin

The role requires someone who is able to work independently in a busy office and out of the office at properties, whilst also working as part of a highly professional team, managing their assigned portfolio. The person will require an attention to detail and the ability to adapt and be reactive in a fast paced environment.

Role:
In general the role would involve the following tasks but this list is not exhaustive;

  • Inspecting properties and establishing market rent for new properties based on comparable research and experience of the market.
  • Effectively communicating with colleagues, Clients and tenants.
  • Dealing with lettings enquiries on a daily basis (phone, email etc)
  • Setting up viewing appointments and carrying out viewings as required – viewings are mostly week days and Saturday mornings.
  • Negotiating letting terms with tenants.
  • Gathering references and ID from prospective tenants and carrying out thorough reference checking.
  • Preparing paperwork required for lettings administration, incl. scanning and filing paperwork when letting is completed.
  • Arranging utility transfers, RTB registrations and setting up tenants standing orders.
  • Preparing inventories (only where required).
  • Liaising with Property Managers and Accounts Team to ensure efficient running of operations.
  • Preparing text and organizing photos for advertisements for websites.
  • Preparing weekly reporting for clients
  • Achieve best results for Clients in relation to new lettings / occupancy levels.
  • Analysing performance of the lettings for clients portfolios and making recommendations to improve outcomes for the Clients.
  • Assisting colleagues in reviewing plans for new rental developments advising on estimated rents and improvements to the proposed buildings.

Requirements:

  • Must have their license at least 1 year (preferably 2-3)
  • Will get phone, laptop, parking space, M50 paid, parking tag paid, mileage
  • 10% commission on lettings with potential to earn 15-20k commission comfortably based on potential lettings available. We are expanding so if they can keep up with the pace there will be greater potential.
  • No pressure to get on new business but will get a higher rate of commission for any new business
  • They will not have to manage any properties

Hours Mon-Fri 9-5:30 with flex on this. Base salary €35k-€40k plus commission & benefits package
